Is this dangerous black mold and who to call?« Back to Previous Page

The AC in our apartment in Jumeirah has been leaking a bit for a while, and I just pulled back the corner of the wallpaper in our youngest’s bedroom to find a huge patch of black, fuzzy mold on the wall behind it. We’ve been dealing with a weird damp smell for months but couldn't find the source until now. Is this the dangerous black mold I keep hearing about, and who should I call first to get it properly removed and tested—the building management or a specialized cleaning company?

Any black mold behind wallpaper from a long-term AC leak requires immediate attention. In Dubai's climate, persistent moisture from AC condensation leaks creates ideal conditions for mold growth. While the term "black mold" often refers to Stachybotrys, which can produce mycotoxins, many common black-colored molds like Cladosporium or Alternaria are more frequent here. Only laboratory analysis can confirm the species and potential health risks, especially for a child's room where respiratory irritation is a primary concern.
Your first call should be to the building management or owner. Under Dubai regulations, they are typically responsible for the building's structure and fixing the AC condensate drain line that caused the leak. Document the issue with clear photos and send a formal written notification, as this obligates them to address the source of the moisture. For the mold itself, you will need a specialized indoor environmental professional. Do not call a general cleaning company, as improper disturbance can release a large number of spores. A proper remediation company will first contain the area, safely remove the affected drywall and wallpaper, and use HEPA filtration to clean the air. Crucially, they should provide before-and-after testing to verify the spore count has returned to normal indoor levels. Always request that a sample be sent to an accredited microbiology lab for identification; this is the only way to know what you are dealing with. The process is not complete until the moisture source is repaired and the mold is professionally removed with verification. |
