How to clean mold from AC leak and who to call?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a little water onto the carpet underneath the indoor unit. I just pulled back the corner and found a patch of black mold, and I'm worried it's spreading under there. What's the best way to clean this up myself and who should I call to fix the AC leak so it doesn't just come back?

Stop using the AC immediately to prevent further moisture. The black patch indicates active growth, which is common in Dubai's humidity when condensation leaks onto organic materials like carpet underlay.

For a small patch (under one square foot), you can clean it yourself with proper precautions. Wear an N95 mask, gloves, and safety glasses. Scrub the area with a mixture of detergent and water, then disinfect with a solution of one part white vinegar to one part water. Dry the area completely with a fan; moisture left behind will cause regrowth. However, if the mold has spread under the carpet or padding, or if the area is larger, the carpet and underlay likely need professional removal and replacement to properly address the root of the problem.

The AC leak must be fixed by a certified HVAC technician. In Dubai, common causes are a clogged condensate drain line or a misaligned drain pan. Do not just clean the mold; the source of the water must be resolved. Look for a technician certified by DC PRO or other relevant UAE authorities to ensure they follow proper protocols.

For confirmed mold growth, especially if you experience musty odors or health symptoms, a professional inspection can assess the extent. A company with its own microbiology lab can provide culture-based testing to identify the species, which determines the appropriate remediation protocol and verifies the cleanup was successful.
