We've lived here for 2 years and just noticed a patch of black, fuzzy mold spreading along the ceiling corner in our master bedroom in Jumeirah. It's right above the AC vent and the room has felt really damp lately, even with the air conditioning on. What's the best way to handle this safely ourselves, or should we call our building management first?

For a small patch (under one square foot), you can clean it yourself using proper safety precautions. Wear an N95 mask, gloves, and eye protection. Scrub the area with a solution of detergent and water, then wipe with a diluted bleach solution (1 part bleach to 10 parts water) to disinfect. Ensure the room is well-ventilated during and after the process. The key is to address the moisture source; in your case, the damp feeling points to high humidity. This is common in Dubai bedrooms where AC units may be oversized, running short cycles that cool the air but fail to remove enough moisture, leading to condensation.
However, since the mold is directly above the AC vent and is spreading, it strongly suggests the issue is inside your AC ductwork or the cooling coil itself. This is beyond a surface problem. Internal mold will continuously blow spores into the room, making surface cleaning a temporary fix. In such cases, a professional inspection is needed to assess the contamination within the system. You should notify your building management. Dubai Law No. 11 of 2013 and the Rental Law place responsibility on the landlord to maintain the property, including the central AC system if it is part of the building's central plant. They are obligated to address issues affecting tenant health and safety. Report it in writing, including photos, to formally document the request for their HVAC maintenance team to inspect and remediate the ductwork. For a definitive diagnosis, a certified inspector can take surface and air samples for lab analysis to identify the mold species and confirm the spore count inside the vent versus the room.
