AC causing black mold in Dubai, who to call?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots growing along the corner where the wall meets the ceiling in our master bedroom in Jumeirah. It's right behind the wardrobe and the room has felt really damp lately, even with the AC running constantly. Could this be a leak from the AC unit itself or is it just condensation, and who in Dubai is actually reliable to come test this properly?

Black spots at the wall-ceiling junction in a humid room are a classic sign of a condensation issue, which is very common in Dubai's climate. The constant AC use creates a significant temperature difference between the cool room and the warmer wall, leading to moisture buildup that mould feeds on. While a leaking AC condensate drain pipe behind the wall is a strong possibility, it could also be external humidity ingress.
For a proper diagnosis, you need a two-part assessment. First, a moisture inspection uses a non-invasive meter to pinpoint the exact source of the dampness—whether it's active condensation or a leak. Second, surface sampling of the mould should be sent to a microbiology lab for genus/species identification, as this determines the required remediation protocol. Avoid companies that offer to clean it immediately without this diagnostic step. Look for providers who hold DM-approved or DC-Pro licenses and can produce a detailed report with lab results. This evidence-based approach is the only way to ensure the root cause is fixed, not just the visible stain. In many cases, resolving the thermal bridging or leak, followed by professional cleaning, is the permanent solution. |
