How to permanently remove black mold behind shower sealant?« Back to Previous Page

Our master bathroom in the JBR apartment has had this musty smell for weeks, and I finally pulled back the silicone sealant around the shower and found a ton of black mold underneath. It’s worse in the corner where the shower caddy is. I run the exhaust fan every time, but the humidity just doesn't seem to go away. What's the most effective way to kill this for good and should I be worried about it coming back behind the tiles?

Black mold behind silicone sealant is a common issue in Dubai bathrooms, even with exhaust fans, due to the high ambient humidity and condensation from daily showers. The sealant traps moisture, creating an ideal environment for mold to grow out of sight.

For a permanent fix, surface cleaning is not enough. You must remove all the old silicone sealant completely, as the mold's root system (hyphae) penetrates deep into the material. After removal, thoroughly clean and dry the exposed joint with a dedicated mold remover or a solution of white vinegar or diluted bleach, ensuring the area is completely dry—this can take a day or two with a fan directed at it. Only then should you apply a new, high-quality mold-resistant silicone sealant.

Given the mold's extent behind the sealant, there is a significant possibility it has also spread behind the tiles if the grout is compromised or if there's a hidden leak. The persistent musty smell often indicates a deeper issue. In many JBR apartments, the constant AC use can create temperature differentials that lead to condensation within walls, fueling hidden mold growth.

For a situation this advanced, a professional inspection is strongly recommended to assess what’s happening behind the tiles using moisture meters and borescope cameras. They can identify if the wall cavity requires drying or remediation to prevent it from returning. The goal is to verify the structure is dry and sealed before the final cosmetic repair.
