Black mold around AC vent: urgent fix needed?« Back to Previous Page

My bedroom’s AC unit has been making a weird damp smell for a couple of weeks, but this morning I actually spotted small black spots around the vent on the ceiling. I live in a high-humidity area near the Creek, and with this summer heat, the AC runs almost 24/7. Is this something I need to get my landlord to fix immediately, or can it wait a couple of weeks until my next day off?

Yes, this requires prompt attention and you should notify your landlord immediately. The combination of visible black spots and a persistent damp smell strongly indicates microbial growth inside the unit or the ductwork, a common issue in high-humidity areas like near the Creek.

Continuous AC operation in Dubai's summer creates significant condensation, providing the constant moisture mold needs to thrive. The primary health risk from this type of growth is irritation of the respiratory tract, eyes, and skin, particularly for those with allergies or asthma. Letting it continue for weeks is not advisable.

Under typical Dubai tenancy contracts, the landlord is responsible for the maintenance and repair of central AC systems and associated ductwork. You should formally notify them in writing (email is best) with clear photos of the vent. Request a professional inspection and remediation. A legitimate service will not just wipe the visible spots but should inspect the cooling coils, drip pan, and ducts for the source of the moisture and growth, followed by a proper cleanup with documentation.

While waiting for a response, you can minimize exposure by keeping the bedroom door closed and using another AC zone if available. Do not attempt to clean it yourself with bleach, as this can aggravate spores and doesn't address the root moisture problem inside the unit.
