Mold inspection for Jumeirah Park villa wardrobe?« Back to Previous Page

We've lived in our villa in Jumeirah Park for 2 years and just noticed some small black spots appearing on the back of the wardrobe in the master bedroom. It’s on the wall that faces the outside, and I'm worried the recent humidity has caused a mold issue we can't see. What’s the best way to get a proper inspection to find the source and make sure it doesn’t spread to the rest of the house?

Black spots on an exterior-facing wall in a Jumeirah Park villa are a strong indicator of a humidity or condensation issue, which is common here given Dubai's climate. The wall likely has a temperature differential between the air-conditioned interior and the hot exterior, creating a condensation point that mould spores exploit.

For a proper inspection to find the source, you need more than a visual check. A professional assessment should include a thermal imaging scan to identify hidden cold spots and moisture pockets within the wall cavity. This is crucial to determine if the issue is surface condensation or a more serious leak from the outside. They should also use a moisture meter to quantify the water content in the plasterboard and wood.

Given the villa's age and location, the inspection should also assess the integrity of the external waterproofing and vapour barriers, which can degrade over time. The goal is to identify the root cause, not just treat the visible spots.

For verifiable results, the process should conclude with air and surface sampling. These samples are analysed by an accredited microbiology lab to identify the mould genus and concentration, which dictates the necessary remediation protocol. This scientific approach ensures the solution is targeted and effective, preventing recurrence and protecting the rest of the house. Request a detailed report with these findings; it's your evidence that the problem has been properly diagnosed.
