We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet where we keep our shoes. It's on the wall that faces the outside, and it feels slightly damp. I'm worried it's been there for a while and is making my allergies worse. What's the best way to handle this myself, and when should I call my building management?

Start by identifying and fixing the moisture source. In Dubai, this is often condensation from an AC unit's cold air hitting a warm exterior wall, or a small leak. Check the AC drain line and insulation around that area. Without fixing the source, the mold will return quickly.
For a small patch (under one square meter), you can clean it yourself. Wear an N95 mask, gloves, and safety glasses. Scrub the area with a mixture of detergent and water. Avoid bleach, as it doesn't prevent regrowth and can damage porous surfaces. After cleaning, dry the area thoroughly with a fan. However, if the wall feels damp or the mold returns within days, the moisture issue is likely inside the wall cavity. This is very common here due to our high humidity and construction methods. At this point, stop DIY efforts. You should call your building management. Dubai Law No. 11 of 2013 and the Dubai Building Code place responsibility on them to address structural defects and moisture intrusion that lead to mold. Document the issue with photos and a formal written request. If the mold covers a larger area or you suspect hidden growth, a professional inspection with moisture meters and thermal imaging is needed to assess the full extent before remediation. |
