Does landlord insurance cover mold in Dubai villa« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black, speckled spots appearing in the corner of our master bedroom closet where we store our winter clothes. It’s on the wall that faces the outside of our villa in Arabian Ranches. I'm worried it's from the humidity and that it's ruined our stuff. What's the fastest way to get this professionally tested and cleaned here in Dubai, and will my landlord's building insurance typically cover this?

Landlord insurance policies in Dubai typically exclude mold damage if it's deemed a result of tenant negligence, such as failing to report a water leak or inadequate ventilation leading to condensation. However, if the mold is a direct result of a structural issue—like a leaking pipe within the wall, a faulty AC unit causing condensation, or water ingress from external walls—the landlord is generally responsible for the remediation and repairs.

For your situation in Arabian Ranches, the first step is determining the moisture source. The black speckled spots on an external wall corner are a classic sign of condensation due to the temperature differential between the air-conditioned interior and the hot exterior, a common issue in Dubai's climate. This can sometimes be argued as a building envelope issue. Immediately document the damage thoroughly with photos and videos.

You must formally notify your landlord or property management company in writing. They will likely send a maintenance person to assess for obvious leaks. For a definitive, evidence-based report that can be used with insurance, you need a professional indoor environmental assessment. This involves a moisture survey to find the water source and air/surface sampling to identify the mold type. Ensure the company provides a detailed lab report from an accredited microbiology lab; this documented evidence is critical for any insurance claim.

The cleaning process itself is separate. While small surface mold on hard surfaces can sometimes be cleaned, porous materials like drywall often need cutting out and replacing, and your winter clothes will require specialized cleaning. The landlord's responsibility for the cost hinges entirely on the outcome of the professional inspection proving the cause was structural. Start with the inspection to establish liability before any cleanup begins.
