AC mold and leak in Jumeirah apartment: how to fix permanently?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet in the bedroom, and now we've got a few dark black spots of mold spreading out from the corner. We tried wiping it with vinegar, but the smell is still there and I'm worried it's just going to come back, especially with the summer humidity coming. What's the most effective way to kill this for good and who should I call to fix the AC leak to prevent it from happening again?

The vinegar likely only removed surface mold; the underlying issue is moisture from the AC leak. In Dubai's high humidity, mold roots penetrate porous materials like carpet and padding, which often cannot be salvaged.

For a permanent fix, you need two separate specialists. First, a licensed AC technician must repair the leak at its source, typically a clogged condensate drain line or faulty installation, which is common in apartments here. Ensure they check the drain pan and insulation.

Second, the mold requires professional remediation. Scrubbing visible growth can aerosolize spores. The carpet and underlying padding are probably a loss and need safe removal. A proper remediation team will isolate the area, use HEPA filtration to capture spores, and treat the subfloor with EPA-approved antimicrobials. Given the persistent musty smell, hidden growth is likely.

For verification, a third-party indoor environmental consultant can perform post-remediation testing to confirm spore counts have returned to safe levels. Since this involves potential structural materials, it's best handled by certified professionals to ensure it's resolved completely.
