Black mold in bedroom after rain: leak or AC issue?« Back to Previous Page

We've lived in our Jumeirah villa for 2 years and just noticed a patch of black, fuzzy mold in the corner of our master bedroom closet. It's on the wall that faces the outside, and the room has felt unusually damp lately despite the AC running constantly. Could this be a leak from the recent heavy rains, or is it a problem with my AC unit's insulation? What's the best way to handle this properly and who should I call first, a regular cleaner or a specialist?

This is likely due to water intrusion from the recent heavy rains, not directly from your AC. In villas, the most common cause is a compromised external waterproofing membrane or a leak in the roof/wall junction, which allows moisture to seep into the internal walls. Constant AC use can then create a significant temperature differential between the cold wall and the humid air, causing condensation that feeds the mold.

You should call a specialist in mold inspection and remediation first, not a regular cleaner. A proper assessment requires moisture meters and thermal imaging to pinpoint the exact source of the water intrusion behind the wall. In Dubai, the specialist should follow the guidelines set by the Dubai Municipality for indoor environmental quality.

For a small patch, the remediation process typically involves isolating the area, removing the affected drywall or plaster, treating the cavity with antimicrobial solutions, and ensuring the leak is repaired before rebuilding. Simply wiping it or painting over it will not solve the underlying moisture problem, and the mold will return. Given the climate, ensuring proper ventilation in the closet and maintaining a consistent AC temperature can help reduce future condensation issues.
