Is AC mold a health risk and DIY or professional?« Back to Previous Page

Our AC unit in the bedroom has been leaking a little for the past couple of weeks, but I just pulled back the corner of the carpet near the vent and found a patch of black and green fuzzy mold on the underside. It's in our main sleeping area and I'm really worried about our health. What's the most effective way to deal with this properly, and should I get a professional company to handle it or is it a DIY job?

AC mold in a sleeping area is a health concern, particularly in Dubai's humid climate where AC units run constantly and can create persistent damp conditions. The black and green growth you describe indicates active colonization, which can release spores and microbial volatile organic compounds into the air you breathe for hours each night. This commonly causes or exacerbates respiratory irritation, allergic reactions, and sinus congestion.

Given the location under carpet—a porous material—and the ongoing leak, this is not a typical DIY job. Surface cleaning with bleach or vinegar is ineffective for subsurface growth and can inadvertently aerosolize more spores. The most effective approach is to first stop the moisture source by having an HVAC technician repair the AC leak. Then, the affected carpet and underlying padding must be carefully removed and discarded to prevent cross-contamination. The subfloor needs professional-grade antimicrobial treatment and drying.

For a situation like this, a professional inspection and remediation is strongly advised. The Dubai climate means hidden condensation within the AC unit itself or wall cavities is highly probable. A proper assessment includes moisture mapping and air quality testing to define the full extent of the problem. Reputable companies use containment barriers and HEPA filtration to prevent spreading mold during removal, followed by post-remediation verification to confirm the environment is safe. This comprehensive approach is the only way to ensure the health risk is properly addressed in your main sleeping area.
