What's the best permanent solution for recurring black mold?« Back to Previous Page

My kids have been coughing and I suspect it's because of the black mold I just found in our master bedroom closet on the back wall. We've lived here for 2 years and just noticed it, probably because this is the coldest wall and faces the sea in our Marina apartment. I wiped it off with bleach but it came back within a couple of weeks.
What's the most effective, long-term solution to kill it for good and stop the moisture coming through the wall?

The issue isn't just the visible mold; it's the hidden moisture source. Bleach only removes surface discoloration but doesn't address the root cause or kill the mold's roots (hyphae) embedded in the wall. In a Marina apartment, that cold sea-facing wall is a classic condensation point. The temperature difference between your air-conditioned room and the humid exterior causes water to condense inside the wall, creating a perpetual food source for mold.
A permanent solution requires a two-step approach: fixing the moisture and then properly remediating the mold. First, a professional inspection is crucial to confirm the moisture source is condensation and not a hidden leak. They can use thermal imaging to map the temperature differential and moisture meters to quantify the problem. The fix often involves improving insulation on that cold wall to bring its surface temperature above the dew point, preventing condensation. For the existing mold, proper remediation is needed. This involves isolating the area, removing contaminated porous materials like damaged drywall or insulation, and HEPA vacuuming and cleaning all surfaces with EPA-approved biocides, not bleach. Simply wiping it spreads spores. Given the health symptoms you describe, it’s important to identify the mold type through lab analysis to understand the potential risk. For a lasting result, address the building envelope issue and ensure the mold is removed to a verifiable standard, not just wiped away. |
