Is this black mold a building envelope issue?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet where we store our winter clothes. It’s on the wall that faces the outside, and it’s been getting worse since the humidity spiked a few weeks ago. What's the best way to get a proper mold inspection done here, and should I be worried about it being a building envelope issue?

Given its location on an exterior wall that's worsened with humidity, this has a high probability of being a building envelope issue. In Dubai's climate, this is a common failure point where warm, humid outdoor air meets the cooled interior surfaces, creating condensation inside the wall cavity that leads to hidden mold growth.

A proper inspection for a potential envelope issue involves more than a visual check. It requires a moisture meter to detect dampness within the wall and a thermal imaging camera to identify the precise cold spots (thermal bridges) where condensation is forming. A surface sample alone won't identify the moisture source.

You should engage a professional inspector with these diagnostic tools. The goal is to locate the breach—this could be a failed sealant around a window, a crack in the external render, or insufficient insulation. A remediation plan is ineffective until this entry point for moisture is identified and repaired.

While you wait for an inspection, move your stored items away from the wall to prevent further contamination and improve air circulation in the closet. Do not attempt to clean it yourself, as disturbing it can release a large number of spores without addressing the root cause, guaranteeing it will return.
