According to Dubai rental law (RERA), landlords are generally responsible for fixing issues related to the building's structure and maintenance, including persistent dampness and mould that stems from it. This is especially true in humid coastal areas like Jumeirah, where condensation from constantly running AC units often leads to moisture buildup behind furniture and on cold walls.
Inform your landlord immediately, preferably in writing, and include clear photos of the mould. They should arrange for a professional inspection to identify the moisture source—whether it’s a hidden pipe leak, inadequate insulation, or excessive indoor humidity. A simple cleaner will only wipe away the visible growth; without addressing the root cause, it will return within weeks. For a situation involving children’s health, do not attempt a DIY removal. Disturbing the mould can release a high concentration of spores. A proper remediation team will isolate the area, use HEPA filtration to capture airborne particles, and safely remove the contaminated materials. The process typically takes a few hours to a full day, depending on the extent. After remediation, a post-test verification is the only way to confirm the spore count has been returned to a safe, normal level. Your landlord should coordinate this entire process with a certified provider. |
