How to professionally clean AC to prevent mold in JLT?« Back to Previous Page

The AC in my apartment seems to be blowing out a really damp, earthy smell, especially when I first turn it on. I live in a high-rise in Jumeirah Lakes Towers and it’s been getting worse over the hot summer. I’m worried black mold is growing in the ducts. What's the best way to get my AC unit professionally cleaned to prevent this from happening again?

That damp, earthy smell at startup is a classic sign of microbial growth, often mold, within your AC system. The high humidity and constant condensation in JLT's climate create an ideal environment for this.

A professional cleaning for mold prevention should be a multi-step process, not just a simple spray. First, insist on a visual inspection, preferably with a borescope, to assess the level of contamination inside the ducts and the evaporator coil. The evaporator coil is the most critical component; it must be thoroughly cleaned with EPA-approved biocides, not just water. The drain pan and condensate drain line must be cleared of sludge and treated to prevent immediate re-clogging. Finally, the ductwork should be agitated and vacuumed using a HEPA-filtered system to capture spores instead of redistributing them.

To ensure it doesn't recur, the company should apply a residual antimicrobial coating to the coil and pan. More importantly, address the root cause: moisture control. Verify the unit is correctly charged with refrigerant and that the drain line has a proper slope, as a poorly functioning AC will not dehumidify effectively. For a high-rise in Dubai, engaging a provider with a microbiology lab is key. They can take swab samples before and after to verify the species present and confirm the cleaning's effectiveness with documented lab results, which is the only way to know the problem is truly resolved.
