Is building management responsible for AC leak and mold?« Back to Previous Page

The AC in my apartment in JBR has been leaking a bit for a couple of weeks and now I've found a big patch of black mold behind the bedroom wardrobe. With this humidity, it just exploded. Who is responsible for handling this properly, the building management or do I need to hire a specialist myself?

In Dubai, responsibility depends on the source of the leak. The building management is typically responsible for fixing the leak if it originates from the central chilled water system, the AC main pipe risers, or a fault in the building's structure itself. You must report the water leakage to them immediately, as this is a common issue in our humid climate where condensation and minor drips can rapidly lead to major mold growth.
However, if the leak is isolated to the AC unit inside your apartment (like a clogged condensate drain pan or a faulty unit), the responsibility for repair and the resulting mold remediation often falls to the tenant. The black mold behind the wardrobe is a serious concern that requires professional assessment; wiping it away is insufficient as the root moisture issue must be solved and the full extent of contamination identified. For a situation of this size, you should first formally notify building management in writing about the leak and the mold. They should send a technician to diagnose the leak's origin. Regardless of who fixes the leak, the mold remediation itself usually requires a specialist to properly contain the area, remove contaminated materials like drywall, and treat the space to prevent spores from spreading. In many cases, building management will handle the leak repair but may not conduct a full, proper mold remediation, which is where a certified remediation provider becomes necessary to ensure the indoor health issue is fully resolved. |
