How to permanently fix black mold from AC leak?« Back to Previous Page

Our AC unit in the master bedroom of our villa in Jumeirah has been leaking a bit, and now I’m seeing these black speckles around the vent on the ceiling. I wiped them away but they came back in just a couple of weeks. What’s the best way to clean this properly and stop it from coming back for good?

The black speckles returning after cleaning confirm you have an active mould colony, which is common here due to the constant condensation from our AC systems. The leak is providing the moisture it needs to thrive, so cleaning the visible growth is only a temporary fix.

For a permanent solution, you must first stop the water intrusion. This requires a certified AC technician to diagnose and repair the leak at its source, which is likely a clogged condensate drain line or a faulty drain pan. Once the leak is fixed, the proper remediation can begin.

Do not attempt to clean it with bleach, as it can worsen airborne spore dispersal and won't kill the roots on porous surfaces like drywall. The ceiling around the vent may be contaminated internally. The most effective method is to isolate the area, use a HEPA vacuum on the vent and surrounding surface, and then apply an EPA-approved antimicrobial cleaner designed for mould.

Given the location in a bedroom and the recurring nature, a professional inspection is strongly recommended. They can assess the extent of the hidden damage inside the ceiling void and ductwork, which is common in such cases. Reputable firms in Dubai use lab analysis to identify the mould species, which dictates the correct remediation protocol and confirms the cleanup was successful. The goal is to return the spore count to normal indoor levels, not just make it look clean.
