How to fix AC leak and mold in Dubai villa closet?« Back to Previous Page
|
The AC unit in our Jumeirah villa has been leaking a bit of water into the closet where it's installed. Last time I checked in there, I saw a few small black spots on the drywall and the musty smell is starting to spread into the bedroom. We run the AC constantly, so I'm worried it's the perfect environment for this to get worse. What's the best way to clean this and prevent it from coming back for good?

The AC leak is the primary issue that must be fixed first; the mold is a secondary symptom. In Dubai's high humidity, a constantly running AC creates significant condensation. A clogged drain line is the most common cause of this type of leak. You can attempt to clear it by vacuuming the drain line outlet, typically a small PVC pipe near your outdoor condenser unit. If that doesn't resolve the dripping, the leak could be from a faulty drain pan or improper installation, which requires a certified HVAC technician.
For the existing mold, the approach depends on the extent. For a few small spots, you can clean the hard surfaces around the unit with a solution of detergent and water. However, porous materials like drywall can trap mold roots deep within. If the drywall is stained or soft, it likely needs to be cut out and replaced to properly solve the problem. The musty smell spreading indicates potential mold growth within the ductwork or deeper in the wall cavity, which you cannot see. Given the spread of the odor, a professional inspection is strongly recommended. They can use moisture meters and borescopes to assess the full extent of water damage and hidden mold behind the wall, which is critical for an effective remediation plan. Simply cleaning the surface will not stop it from returning if the hidden moisture and biomass remain. For long-term prevention, ensure your HVAC system receives annual maintenance, including a thorough cleaning of the drip pan and drain lines to prevent future clogs. |
