The AC in my apartment in Jumeirah seems to be leaking a little bit of water onto the carpet below it, and now I'm worried. We've lived here for 2 years and just noticed a faint, damp smell and a small patch of black speckles on the wall behind the unit. For the wall, wipe the visible speckles with a solution of diluted detergent, but avoid oversaturating it. Do not use bleach, as it doesn’t prevent regrowth and can damage surfaces. The real concern is hidden mold inside the wall cavity and AC unit, which you cannot effectively treat yourself. The damp smell indicates microbial growth is already present. A professional inspection with a borescope can assess the wall interior, and an AC technician can diagnose the leak's cause—often a clogged drain line or faulty condensate pump, which are common issues with continuous use here. For verification, surface sampling can identify the mold type. In many cases, localized wall cavities require controlled removal and application of antimicrobial coatings to prevent recurrence, a job for remediation specialists to ensure it's contained.
