Urgent AC leak causing mold: call maintenance now?« Back to Previous Page

My AC unit in the bedroom has been leaking a bit of water onto the carpet for a few days, and now I'm seeing a small patch of black and green fuzzy stuff spreading from under the vent. The smell is getting really musty. Is this something I need to call building maintenance about urgently this week, or can it wait until my next scheduled cleaning?

Yes, this requires immediate attention from building maintenance. A leaking AC unit in Dubai's climate creates ideal conditions for rapid mold growth. The visible black and green growth and musty smell confirm an active colony, which can begin to affect indoor air quality within 24-48 hours of water intrusion.

The primary issue is the continuous moisture from the leak. Until that is repaired, the mold will continue to spread, potentially into the carpet padding and subfloor, which is much harder to remediate. Building maintenance needs to stop the leak at its source first. For villas, this is your responsibility; for apartments, the building's HVAC team typically handles the central chiller system and drain lines.

Once the leak is fixed, the damp carpet and mold must be addressed. Simply drying the visible area is insufficient, as the moisture has likely wicked deeper. The carpet may need to be lifted to properly dry and treat the affected area to prevent regrowth. Given the visible colonization, a professional inspection is advised to assess the extent and recommend the correct remediation protocol, as improper cleaning can aerosolize spores and spread the problem.
