Is AC mold making me sick? Who pays for cleaning?« Back to Previous Page

The AC in our Jumeirah apartment has been making a weird damp smell for the last couple of months, and I've started waking up with a stuffy nose and an itchy throat. I just pulled the filter out and the entire plastic housing behind it is covered in black and green fuzzy spots. My wife thinks I'm overreacting but I'm worried it's making us sick. What's the fastest way to get this professionally cleaned and should I be asking our landlord to pay for it?

The symptoms you describe—stuffy nose, itchy throat, and a damp smell—are common reactions to mold exposure from an AC system. The visible black and green growth confirms a significant contamination. In Dubai's high humidity, AC units are prime locations for mold due to constant condensation.

For a contamination this visible, a standard AC cleaning is insufficient. You need a professional mold remediation service that includes disassembly of the unit, mechanical removal of the biofilm, and application of an EPA-approved biocidal treatment. The fastest way is to engage a company with its own microbiology lab to conduct a pre- and post-cleaning test; this provides documented proof the problem is resolved, not just hidden.

Under Dubai rental law (Law No. 26 of 2007), landlords are responsible for maintaining the property's major systems, including central air conditioning. Since this is a health and habitability issue, your landlord is almost certainly obligated to address and pay for the remediation. Document the mold with photos and formally notify them in writing, citing the law. They may try to send a general handyman, but insist on a certified mold specialist to ensure it's done correctly and your health is protected.
