Mold from AC leak: tell landlord or get inspection first?« Back to Previous Page
|
The AC in my apartment in Jumeirah Village Circle has been leaking a little for a couple of weeks, and now I’m seeing these black speckles on the wall behind the bedroom wardrobe. I just pulled the wardrobe away from the wall and the smell was awful. What’s the best way to get a proper mold inspection done here, and should I tell my landlord first or get the inspection report to show them?

Notify your landlord first. Under Dubai rental law (RERA), landlords are generally responsible for maintaining the property's structure and fixed systems, which includes repairing an AC leak that is causing wall damage. Document the issue with clear photos and videos of the leak, the black speckles, and the affected area behind the wardrobe to send with your notification.
For a proper inspection, hire a professional. Given the visible growth and the musty smell you describe, this is beyond a simple surface issue. The high humidity and constant condensation from a leaking AC unit in our climate create ideal conditions for mold to penetrate building materials. A certified inspector will use moisture meters and thermal imaging to locate the full extent of the hidden moisture and can take air and surface samples for lab analysis to identify the mold type. Having an independent, professional report from a company with its own microbiology lab is powerful. It provides your landlord with an objective assessment of the severity and the required remediation scope, which can prevent disputes over the necessary repairs. It also documents the pre-remediation condition, protecting you from potential liability for damage that existed prior to your tenancy. |
