Are these black spots mold in my Dubai apartment?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of small black spots appearing along the corners of our bedroom wall where the headboard is. I'm worried it might be mold, especially since the room feels damp even with the AC running. What's the best way to get this professionally tested and treated in Dubai, and should I be contacting my landlord first?

Those black spots in your bedroom corner are very likely mold, especially given the damp feeling you've described. This is a common issue in Dubai due to the high humidity and the condensation that can form on cooler walls behind furniture, like your headboard, which restricts air circulation from the AC.

You should contact your landlord first. According to typical Dubai rental agreements, the property owner is generally responsible for resolving structural issues that lead to dampness and mold, such as potential leakage in the external wall or faulty insulation. Document the issue with clear photos and send a formal written notification to them. They will often arrange for an inspection and subsequent remediation.

For a definitive diagnosis, a professional mold inspection is recommended. An inspector will use tools like a moisture meter to locate the source of the dampness and can take air or surface samples for lab analysis to identify the specific mold type. This is crucial, as the treatment protocol can vary depending on the species. Remediation involves not just cleaning the visible mold but, more importantly, fixing the underlying moisture problem to prevent it from returning. A proper remediation company will provide before-and-after lab reports to verify the space has been returned to a healthy baseline.
