The AC in my bedroom unit has been leaking a bit of water onto the carpet below for a couple of weeks. I’ve been wiping it up, but now I’m starting to see a few small black specks spreading out from the damp area on the wall. I’m really worried this is the start of black mold, especially with how humid it gets. What’s the most effective way to completely dry this out and treat the wall to stop it from coming back for good?

That damp spot and visible black specks are a clear sign of mould growth, which is very common with AC condensate leaks in Dubai's climate. The constant high humidity provides the perfect environment for it.

First, stop the source. The AC unit must be repaired to prevent further leaking. Simply wiping the water isn't enough. For the existing growth, small areas can sometimes be addressed by a homeowner. Wear an N95 mask and gloves. Scrub the affected drywall with a solution of detergent and water, then wipe with a diluted bleach solution (1 part bleach to 10 parts water) to disinfect. However, this only addresses surface mould you can see.

The critical issue is moisture trapped inside the wall cavity, which you cannot effectively dry yourself. This hidden moisture will cause the mould to return. For a leak that has persisted for weeks, professional assessment is strongly recommended. They use moisture meters to detect dampness within the wall and industrial dehumidifiers to dry it properly from the inside out, which is the only way to prevent recurrence.

In many cases, if the drywall has been saturated for that long, it may need to be cut out and replaced to ensure all mould reservoirs are removed. A lab test can identify the mould type, which is important for determining the appropriate remediation protocol, especially if occupants are experiencing health effects. Proper remediation focuses on solving the hidden moisture problem, not just cleaning the visible stain.
