Should I fix black bathroom grout or contact landlord?« Back to Previous Page

My bathroom's grout has started turning black in the corners, especially behind the toilet, and it's been getting worse over the last few months. I'm in a rented apartment in Jumeirah Village Circle, and the humidity has been brutal lately. I've tried scrubbing it with bleach, but it just comes back. Am I responsible for dealing with this myself, or should I be contacting my landlord to fix the underlying ventilation issue?

Black grout in a bathroom is almost always mould growth, a common issue in Dubai's high humidity. Bleach only removes surface discoloration but doesn't address the root cause, which is trapped moisture. In a rented apartment, the responsibility depends on the source.

Start by addressing your ventilation. Run the bathroom exhaust fan for at least 30 minutes after every shower. Wipe down wet walls and squeegee the shower area to remove standing water. This can help manage the growth.

For the existing mould, use a dedicated mould remover gel designed for grout, as it clings to the surface longer than bleach. Scrub thoroughly. If it returns quickly, the issue is likely poor ventilation or a hidden leak.

Under Dubai rental law (Law No. 26 of 2007), landlords are responsible for maintaining the property's structure and essential systems, which includes functional ventilation. If the extractor fan is broken or inadequate, that is the landlord's obligation to repair. You are typically responsible for general cleaning and maintenance.

Document the issue with photos and a written request to your landlord or property management company, stating that the mould is recurring despite your cleaning efforts and may indicate a faulty ventilation system. If they are unresponsive, a professional indoor health inspection can provide a documented assessment of the humidity levels and ventilation performance, which strengthens your case for necessary repairs.
