I noticed mold inspection recently and I'm concerned. What should I be looking out for and when should I call a professional?

Look for visible mold growth, which appears as black, green, or white specks or smears, often in damp areas. A persistent musty, earthy odour is a strong indicator, even if you see nothing. Pay close attention to condensation on windows, walls, or AC vents, as this moisture fuels mold. Check for water stains or discolouration on ceilings, behind furniture, and under sinks.
In Dubai’s humid climate, focus on areas with poor ventilation and constant AC use. Inspect around AC drip pans and drain lines for blockage or leakage, as these are common mold sources. Look behind curtains, inside closets on exterior walls, and under carpeting near concrete floors, which can trap moisture. Bathrooms and kitchens are high-risk zones; check under sinks, around toilets, and behind appliances. Health symptoms like increased allergy flare-ups, unexplained coughing, or sinus congestion when at home can also signal a hidden mold problem. If you discover a small, isolated patch (less than one square meter), you may clean it with appropriate precautions. However, call a professional inspector for widespread growth, a persistent musty smell you can't locate, or if occupants are experiencing health issues. Professional inspection is also advised after any past water damage or leak that was not properly dried, as mold grows within 24-48 hours in these conditions. A proper inspection includes moisture mapping and often air or surface sampling sent to a microbiology lab to identify the species and concentration, which dictates the correct remediation approach. |
