Black mold in AC vents after leak in Dubai?« Back to Previous Page

The AC in our villa in Jumeirah Park has been constantly running for months and now I’m seeing black speckles around the air vents in the master bedroom. We had a small leak from the unit’s condensation drain pipe a while back that was fixed, but I’m worried the moisture led to mold inside the ducts that we can’t see. What’s the best way to get a thorough inspection that checks inside the AC system itself, not just the walls?

That black speckling is a common sign of mold growth, almost certainly linked to the past condensation leak. The high humidity in Dubai, combined with constant AC operation creating a damp, dark environment inside the ducts, creates an ideal breeding ground.

The best way to get a thorough inspection is to hire a professional who uses specialized tools. They should perform an internal duct inspection with a borescope camera to visually confirm growth inside the supply vents and plenum. A proper assessment also includes surface and air sampling, with the samples sent to an accredited microbiology lab for analysis. This is crucial as it identifies the specific mold species, which determines the actual health risk and the required remediation protocol. Avoid companies that only do a visual check or offer to fog the system without diagnostics.

In Dubai, reputable inspectors should be able to reference guidelines from DM or DHA for indoor air quality. Given your villa's location and the history of moisture, a full system inspection is the correct course of action to understand the extent of the problem before any cleaning begins.
