How to inspect AC mold behind wall for complete removal?« Back to Previous Page

The AC in my bedroom closet has been leaking a bit, and now I’m seeing small black spots on the back wall and on some of my shoes. We’ve had the AC guys out twice to fix the drain, but I’m worried the mold is already growing inside the wall. What’s the best way to get a proper inspection done to find the full extent of the problem and make sure it doesn’t just come back?

A professional inspection is required to assess mold behind walls from an AC leak. The high humidity and constant AC use in Dubai create ideal conditions for mold to spread inside wall cavities, far beyond the visible spots.

Do not disturb the area. The inspection should start with a moisture meter to map dampness in the wall and surrounding areas. An infrared thermal camera is then used to identify temperature differences caused by hidden moisture, which pinpoints where mold is likely growing. For conclusive evidence, a borescope inspection involves making a small, strategic hole to visually confirm mold growth inside the wall and assess the extent.

The most critical step is air and surface sampling, which must be sent to an accredited microbiology lab. The lab analysis identifies the mold species and spore concentration in the air, which determines the necessary remediation scope and safety protocols. This scientific approach is the only way to ensure the problem is fully addressed and not just superficially cleaned.

After remediation, a post-clearance test from the same independent lab is essential to verify that spore levels have returned to a normal, safe baseline, preventing it from returning.
