Should I handle AC mold myself or call the landlord?« Back to Previous Page

The AC in my apartment seems to be blowing out a damp, earthy smell, and I just found patches of black and green mold around the vent in my master bedroom. It’s been crazy humid in Dubai for the last month, and we keep the temperature pretty low. What's the best way to handle this myself, or should I call my landlord first?

A damp, earthy smell with visible mold at the vent indicates a moisture issue inside the AC system. Given Dubai's high humidity and the constant cooling cycle, condensation buildup is the likely cause, creating a perfect environment for mold growth.
For a small, visible patch directly on the vent, you can carefully clean it yourself. Turn the AC off at the circuit breaker. Wear an N95 mask and gloves. Remove the vent cover and wash it with a solution of warm water and detergent, scrubbing the mold away. Let it dry completely before reinstalling. However, if the smell persists or you suspect mold inside the ductwork or the unit itself, this is a job for professionals. Mold inside the system will just blow spores throughout your apartment. In the UAE, landlords are generally responsible for maintaining the central AC system, which includes ductwork and the main unit. You should report the issue to your landlord or property management company immediately. They are obligated to address it, as per typical tenancy contracts, to ensure the property is habitable and to prevent further damage. A professional inspection with air and swab sampling, analyzed by a microbiology lab, is the only way to confirm the mold type and the full extent of the contamination, which guides proper remediation. |
