Black mold on exterior wall in Dubai villa?« Back to Previous Page

We've lived here for 2 years and just noticed small black spots forming along the bottom edge of our bedroom closet's back wall, which is an exterior wall in our Jumeirah villa. The weird thing is, it's only on that one wall and the room feels completely normal. I'm worried it's a leak from the recent heavy dew we had and I want to stop it before it ruins our clothes and gets worse. What's the best way to tackle this myself to prevent it from coming back?

That pattern is classic for condensation-related mold, especially on an exterior wall in a Jumeirah villa. The wall is likely colder than the room's air due to the outdoor heat, and when the humid indoor air contacts that cold surface, it creates the perfect damp environment for mold to grow, even without a visible leak.

Your first step is to clean the surface with a solution of white vinegar or a dedicated mold-cleaning product, wearing a mask and gloves. Wipe it dry completely. However, this only addresses the visible growth, not the root cause. To prevent it from returning, you must reduce the humidity level and the temperature differential. Increase air circulation around that closet; leaving the door ajar and ensuring vents are unobstructed can help. A small desiccant dehumidifier placed inside the closet is very effective for enclosed, stagnant spaces.

Since this is an exterior wall, the issue might also be insufficient insulation, which is a common challenge in older villas. For a persistent problem, a professional inspection can identify if there's a hidden breach in the vapor barrier or if the insulation needs upgrading. In many cases, they use thermal imaging to pinpoint the exact cold spots causing the condensation. A lab test of the mold, while not always necessary for a small area, can confirm the type if you have health concerns or if the growth returns aggressively after cleaning.
