Is my landlord required to fix bedroom mold?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black speckles growing along the edge of our master bedroom closet, which is on an interior wall. It's been incredibly humid the last few weeks and we've been running the AC non-stop. I'm really worried about our health and the damage to our clothes. What's the fastest way to get this professionally treated and is this something our landlord in Jumeirah is required to handle?

Yes, your landlord is required to address the mold issue. Under Dubai rental law (Law No. 26 of 2007), landlords are responsible for maintaining the property's structural integrity and ensuring it is habitable. This includes fixing underlying problems that cause mold, such as water leaks or faulty insulation that leads to condensation.

Since the mold is on an interior wall and coincides with high humidity and constant AC use, the primary cause is likely excessive moisture. In Dubai's climate, this often stems from thermal bridging—where the cold from the AC unit meets the warm, humid air, causing condensation inside the walls. The landlord must repair this root cause, not just paint over the mold.

For immediate action, document the mold with photos and formally notify your landlord in writing (email is best), requesting an inspection and remediation. They should hire a professional to identify the moisture source and perform the cleanup. Do not attempt to clean it yourself with bleach, as this can aggravate spores and doesn't solve the moisture problem. For health safety, consider temporarily moving sensitive items like clothes to another area.

If the landlord refuses, you can file a complaint with the Rental Dispute Center (RDC) in Dubai. A professional inspection report, which includes lab identification of the mold type, will provide the strongest evidence for your case.
