How to stop villa window condensation and check for mold?« Back to Previous Page

Our villa in Jumeirah 3 has persistent condensation on the bedroom windows every morning since the weather cooled down. I’ve started wiping it away, but I’m worried the moisture is getting into the curtains and the walls behind the furniture. My youngest has been waking up with a stuffy nose, and I’m concerned it’s mold-related. What’s the most effective way to stop this condensation for good, and should I get the walls professionally checked?

Window condensation in Dubai's cooler months is common due to the high contrast between cool indoor AC and warm, humid outdoor air. The immediate concern is that daily moisture is indeed promoting mould growth within the wall cavity and on hidden surfaces.

To stop it, you must lower the indoor humidity. First, run your AC's dry mode consistently, as it is specifically designed to remove moisture. Ensure your AC unit is serviced and the drain line is not clogged, as a malfunctioning unit won't dehumidify properly. Improve air circulation around the windows by slightly opening curtains during the day and using a ceiling fan. For a more permanent solution, consider installing double-glazed windows, which significantly reduce thermal transfer and prevent condensation.

Yes, you should absolutely get the walls professionally inspected. The stuffy nose is a strong indicator of potential mould exposure. Moisture wicking into the drywall behind furniture creates an ideal environment for mould that you cannot see. A certified inspector will use moisture meters and thermal imaging cameras to locate dampness within the wall structure and can take air and surface samples for lab analysis to identify if mould species are present and at what concentration. This is a serious case given the symptom and persistent moisture; a professional assessment is the only way to verify the extent of the issue and determine the necessary remediation steps.
