We’ve lived here for 2 years and just noticed a bunch of black spots in the corner of our master bedroom closet, especially on the leather bags and shoes we store in there. It's on the wall that faces the outside of the building. The recent humidity must have made it worse. What's the best way to clean this ourselves, and should we be calling the building management to check for a leak?

That black mold in your closet is a common issue in Dubai, especially on exterior walls that can develop condensation from the constant AC use combating the high humidity. Your instinct about a potential leak is correct—it's the first thing to rule out.

For a small area, you can clean it yourself with care. Wear an N95 mask and gloves. A solution of white vinegar or a diluted bleach mixture (one part bleach to four parts water) can be effective. Scrub the area gently, but avoid oversaturating the drywall. Dispose of any cleaning cloths immediately. For porous items like leather, specialized cleaners are needed to avoid damage.

However, since the mold is on an exterior wall and has appeared on stored items, this strongly suggests an ongoing moisture issue, not just surface humidity. The wall cavity could have a leak from a cracked pipe or faulty sealant, or it could be severe interstitial condensation. This is beyond a simple cleaning fix.

You should absolutely contact building management. Dubai Law No. 6 of 2019 concerning ownership of jointly owned properties in Dubai places the responsibility for maintaining structural elements and common utilities, including external walls and plumbing stacks, on the Owners' Association or building management. They are obligated to investigate and rectify the source of the moisture intrusion.

Once the leak is fixed and the wall is completely dry, then remediation of the mold itself can be properly addressed to prevent it from returning. For a recurring or larger problem, a professional inspection with moisture meters and, if necessary, lab testing can identify the exact mold type and the full extent of the issue.
