Urgent mold under AC: fastest professional fix and relocate?« Back to Previous Page

The AC in our Jumeirah Park villa has been leaking a bit, but I just pulled back the corner of the bedroom carpet and found a huge patch of black and green mold underneath. It must have been growing there slowly for months. What's the fastest way to get this professionally treated and should we be staying somewhere else until it's fixed?

Yes, you should relocate until the mold is professionally assessed and remediated. That type of hidden growth from an AC leak is a significant indoor air quality issue and can cause health reactions, especially for anyone with allergies or asthma.

The fastest path is a two-step process. First, engage a certified mold inspector to conduct a thorough assessment, including moisture mapping and air quality testing. This is critical in Dubai's humidity, as the visible patch is likely just a fraction of the total problem; moisture wicks through concrete screed and under walls. The inspection will define the full scope. Second, hire a remediation company that follows IICRC S520 standards for mold removal. They will isolate the area, use HEPA filtration to capture airborne spores, remove the contaminated materials (carpet, underlay, possibly drywall), and treat the subfloor.

Do not attempt to clean this yourself. Bleach or vinegar will not address the root moisture and can aerosolize the spores, spreading the problem. The remediation is not complete until a post-clearance test confirms spore counts are back to normal indoor levels. Finally, a qualified HVAC technician must fix the AC condensate drain line leak that caused the issue, or the mold will return.
