Black mold from leak: DIY or professional removal cost?« Back to Previous Page

The AC in my apartment seems to be blowing out a really musty smell, and I've just found patches of black, fuzzy mold all along the edges of the ceiling in my master bedroom in Silicon Oasis. We had that big leak from the upstairs neighbor a couple of months ago and I guess it wasn't dried properly. Is this something I can handle myself with bleach, or should I call a professional company for removal, and roughly how much would that cost for a single room?

Black mold from a leak requires professional assessment, especially in Dubai's climate where high humidity can cause it to regrow even after surface cleaning. The musty smell from your AC strongly suggests the system has spread spores from the initial leak site, contaminating your ducts. A patch along the ceiling indicates the water seeped into the ceiling void and insulation, which is a serious concern.

DIY bleach cleaning is not recommended. Bleach only removes surface discoloration on non-porous materials and does not address the root moisture problem or kill the mold deep within drywall and concrete. It can also aggravate the issue by adding moisture.

For a situation involving an AC system and structural damage from a leak, professional remediation is the standard. The process involves isolating the area, removing contaminated porous materials like drywall and insulation, HEPA vacuuming, and antimicrobial treatment. Crucially, they must identify and rectify the moisture source to prevent recurrence. The final step should be post-remediation verification (PRV) testing by a third-party to confirm the spore count has returned to normal indoor levels.

Cost is variable and depends entirely on the extent of the damage behind the wall. Since the leak was from upstairs, the moisture could have traveled extensively. You will need a detailed inspection to get an accurate scope of work and subsequent quote. Contact your building management first, as the responsibility for repairs might lie with the source of the leak.
