Black mold in closet: DIY or professional for potential leak?« Back to Previous Page
|
We’ve lived here for 2 years and just noticed a few small black spots in the corner of our master bedroom closet, and it seems to be spreading a bit. It’s on the wall that faces the outside of our building in Jumeirah Village Circle. I tried wiping it with vinegar, but it came back after a few days. Is this something I can tackle myself with a stronger cleaner, or do I need to call in a professional to check for a leak?

The recurrence after vinegar treatment strongly suggests an ongoing moisture source, which is common in JVC due to high humidity and temperature differentials between air-conditioned rooms and external walls. This is likely more than surface condensation.
For small spots, a stronger DIY approach using a dedicated fungicidal cleaner (not bleach) can be attempted, but only after identifying the moisture source. Check for a leaking AC drain line in the ceiling void above, seepage from the external wall, or plumbing issues. The wall's exterior-facing position makes it a prime candidate for thermal bridging, where heat transfer causes condensation inside the cold closet. If the area is larger than one square meter, the spots return after proper cleaning, or you cannot locate the moisture source, a professional assessment is recommended. They use thermal imaging and moisture meters to pinpoint hidden leaks within walls or from the slab that are not visible. In many Dubai buildings, this requires correlating interior findings with an external facade inspection for cracks or failed sealant. For rental properties, Dubai Municipality regulations typically hold the landlord responsible for investigating and repairing structural leaks, while tenants address maintenance like AC drain blockages. Documenting the issue and its recurrence is key for any communication with your property manager. A professional inspection report can provide the necessary evidence to substantiate a repair request. |
