AC and black mold in Dubai apartment: DIY or professional?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water inside the unit, and now I’m seeing a patch of black mold on the wall behind the bedroom curtain. It’s been getting worse over the last couple of weeks since the humidity spiked. I’m worried about the health risks and wondering if this is something I can tackle myself with bleach or if I absolutely need to call a professional mold remediation company here in Dubai—and roughly how much that might cost for a small area?

The water leak from your AC unit is the primary issue that must be fixed first; this is a common problem in Dubai due to clogged condensate drain lines from our high humidity and year-round AC use. Until the leak is resolved by an HVAC technician, any mold cleaning will be temporary.

For the visible black mold patch, DIY cleaning is possible for a small area (under one square meter). However, bleach is not recommended as it is mostly water and can feed deeper mold roots. A better DIY solution is a mix of distilled white vinegar and water or a dedicated mold remover, scrubbed onto the affected wall. You must wear an N95 mask, gloves, and goggles during the process.

Given the mold is behind a curtain and has been growing for weeks, there is a significant chance it has spread into the wall cavity or behind the skirting board, which you cannot see or effectively treat yourself. A professional assessment is strongly advised to determine the full extent. They use moisture meters and borescopes to inspect inside walls. In many Dubai apartments, this hidden growth is the real problem.

Professional remediation for a small, contained area is typically a straightforward process. The cost is generally reasonable for localized work, but you should request an on-site assessment for an accurate scope and quote. The most critical step is addressing the AC leak to prevent immediate recurrence.
