How to permanently fix moisture causing recurring black mold?« Back to Previous Page

My kids have been coughing a lot this winter and I suspect it's from the black mold I just found behind our bedroom wardrobe in our Mirdif villa. The wall feels cold and damp, and it's definitely worse after we use the AC. We had a company come and clean it last year, but it's already come back. What's the best way to permanently fix the moisture issue causing this so it doesn't keep returning?

Recurring black mold behind furniture on cold walls is a classic sign of condensation from thermal bridging. The wall is significantly colder than the room's dew point, causing moisture in the air to condense every time the AC runs, creating a perpetual damp environment for mold. A simple surface clean cannot fix this underlying physics problem.

The permanent solution requires a two-step approach: remediation of the existing mold and correction of the moisture source. For the mold itself, professional remediation is strongly advised for Stachybotrys (black mold), especially with health symptoms present. DIY attempts can aerosolize spores, worsening exposure. Remediation involves containment, HEPA vacuuming, and antimicrobial treatment of the affected wall.

To stop it from returning, you must address the wall's temperature. The most effective long-term fix is to improve the wall's insulation to prevent it from becoming so cold. This could involve injecting insulation into the cavity or adding an insulated layer to the interior wall surface. As a critical interim measure, immediately move the wardrobe at least two inches away from the wall to dramatically improve airflow and reduce condensation.

Finally, ensure your AC unit is properly sized and maintained. An oversized AC cools the air too quickly without adequately dehumidifying it, leaving the room with high relative humidity that readily condenses on cold surfaces. A professional HVAC technician can assess if your system is cycling correctly and effectively removing moisture from your Mirdif villa's air.
