Our AC unit in the bedroom has been leaking a little for a couple of months, but I just pulled back the corner of the carpet near the wall and found a patch of black, fuzzy mold about the size of my hand. We’ve lived in this Marina apartment for two years and just noticed it. What’s the fastest way to handle this properly and who should I call first, the building management or a professional cleaning company?

Call building management immediately. Under Dubai rental law and typical EJARI contracts, structural issues and leaks from AC units are the landlord's responsibility to rectify at their cost. Document the leak and mold with clear photos and send them via email to create a paper trail.
Do not attempt to clean it yourself. Disturbing the mold can release a high concentration of spores into your bedroom air. The visible patch is likely just the surface; the mold can penetrate deep into the carpet, underlay, and possibly the wall or floor slab. The building's maintenance team should first fix the AC leak at its source to stop the moisture. Only after the leak is permanently repaired should mold remediation begin. For a patch that size, especially in a bedroom, a professional remediation company with experience in the UAE's high-humidity climate is necessary. They will contain the area, use HEPA filtration to clean the air, and safely remove contaminated materials. Given the constant AC use in Dubai, this is a common but serious issue. A proper remediation will also include a moisture meter check to ensure the area is completely dry before any repairs are made, preventing rapid regrowth. |
