The AC in my bedroom closet has been leaking a little, and now I’ve spotted some black spots on the wall behind my clothes. We had a lot of humidity last month and it seems to have made it worse. They should provide a detailed written report identifying the moisture source, the extent of contamination, and the species of mold present through lab analysis. This is critical, as some species are more problematic than others. The report should be your roadmap for effective remediation.

Verify they follow internationally recognized standards like the IICRC S520 for mold remediation. Ask if they are certified by a recognized body, as this demonstrates proper training. A reputable inspector will not also be the remediation company offering to do the cleanup, to avoid a conflict of interest. Their job is to diagnose the problem, not sell you the solution.

Finally, ensure they offer post-remediation verification (clearance testing). This is the only way to confirm the mold issue and the moisture problem have been fully resolved after the cleanup is done.
