How to properly remove black mold under AC leak?« Back to Previous Page

The AC in our bedroom has been leaking a bit for the last couple of weeks, and I just pulled back the corner of the carpet and found a patch of black mold on the concrete floor. It's a small area but it smells really damp and I'm worried it's spreading underneath. What's the best way to handle this properly to make sure it doesn't come back?

Stop using the AC and address the leak immediately. Mold on concrete from a persistent leak is a sign of significant moisture and requires more than surface cleaning, as the fungal structures can penetrate the porous surface.

First, identify and repair the source of the AC condensate leak—this is the only way to prevent recurrence. In Dubai's high humidity, any remaining moisture will quickly lead to regrowth. For a small patch, you can carefully clean the area yourself using a solution of detergent and water, but never use bleach as it only discolors the surface and does not kill the roots. However, the damp smell and location under carpet strongly suggest the moisture—and likely the mold—has spread beyond the visible patch.

For a situation like this, a professional inspection is highly recommended. They can use moisture meters to map the full extent of the water damage behind walls and under flooring that isn't visible. The only way to be certain the problem is fully resolved is through proper remediation, which includes controlled removal of affected materials, HEPA vacuuming, and antimicrobial treatment of the concrete slab to prevent regrowth. A company with its own microbiology lab can also test to confirm the mold type and verify the cleanup was successful with post-remediation testing.
