Is landlord responsible for AC leak mold in Jumeirah?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be leaking a bit, and now I’ve spotted a patch of black, fuzzy mold on the wall behind the bedroom wardrobe. It’s been getting worse over the last couple of weeks, especially with the humidity. As a tenant, am I responsible for cleaning this and fixing the wall, or is it my landlord's duty to handle the mold remediation?

The responsibility for fixing the AC leak and the resulting mold falls on your landlord. According to Dubai rental law (Law No. 26 of 2007), landlords are responsible for maintaining the structural integrity of the property and its core systems, which includes the central air conditioning unit and its components. The AC leak is a maintenance issue for the property owner.

You, as the tenant, are responsible for reporting the issue promptly and allowing access for repairs. Document the leak and the mold growth with clear photographs and send a written notification to your landlord or property management company. This creates a formal record of your report.

The black mold is a direct result of the unresolved moisture issue. Jumeirah's high humidity accelerates this growth, making it a health and property damage concern that the landlord must address. Do not attempt to clean it yourself with bleach, as this only removes surface discoloration and not the root fungus. Incomplete remediation often leads to rapid regrowth.

For a case like this, professional assessment is advised. The remediation process should involve fixing the AC leak at its source, proper containment and removal of the moldy materials (like the affected drywall), and verification that the area is dry and spore-free. A company with microbiological testing can confirm the species and ensure the remediation was effective, which is important for your indoor health.
