How to permanently fix shower ceiling mold in apartment?« Back to Previous Page

The ceiling above my shower in my Jumeirah apartment has these black splotches that seem to be spreading. It’s been super humid lately and I think the exhaust fan isn't powerful enough to clear all the steam. I tried wiping it with bleach but it came back after a couple of weeks. What’s the most effective long-term solution to kill this for good, and should I get my building management involved for this?

The black splotches are mold, thriving on the high humidity and condensation from your shower. Bleach only removes surface discoloration but doesn't kill the root structure, which is why it returns.

First, address the moisture source. Your assessment of the exhaust fan is likely correct; for Dubai bathrooms, a fan should completely clear steam within 5-10 minutes of a shower. If it doesn't, it's undersized or faulty. Run the fan for at least 30 minutes after showering and consider requesting your building management upgrade the unit, as proper ventilation is a standard building health requirement. Wiping down wet walls and ceiling after use also helps.

For a more permanent clean, use a dedicated EPA-approved mold cleaner or a paste of baking soda and vinegar, scrubbing to penetrate the porous ceiling paint. After cleaning and drying, apply a mold-inhibiting primer before repainting with a high-quality bathroom-specific paint.

For a recurring issue that survives these efforts, the mold may have penetrated deeper into the ceiling material. In such cases, a professional inspection can identify the exact species and extent. If the leak originates from a neighbor's apartment or a building pipe, you must involve building management, as they are responsible for the structure. In Dubai's climate, this is a common but manageable issue when the correct moisture control steps are taken.
