How to find and fix the moisture source for bedroom mold?« Back to Previous Page

We’ve lived in our villa in Al Barsha for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet on the outside wall. It's been incredibly humid the last few weeks and I'm worried the condensation from the AC is making it worse behind the walls. What’s the best way to find the actual moisture source and get a proper inspection to stop it from spreading everywhere?

Start by identifying the moisture source, as treating the mold without fixing the cause is temporary. In your Al Barsha villa, the two most likely culprits are interstitial condensation from the AC and a leak.

For condensation: The temperature difference between the cold AC ducting inside the wall and the humid outdoor air can cause water to form on surfaces, a common issue in Dubai's climate. Check if the mold is near an AC duct or vent. A thermal imaging camera during an inspection can pinpoint these cold spots.

For leaks: The outside wall location suggests a possible leak from the building envelope or a pipe. Inspect the exterior wall for cracks in the render, damaged sealant around windows, or compromised waterproofing on a balcony above. A plumbing leak from an adjacent bathroom is also a strong possibility.

A proper inspection involves a certified mold assessor using a moisture meter to measure the water content in the wall and a borescope to look inside the wall cavity if needed. They should provide a detailed report identifying the exact source and the extent of the mold growth, which is often worse behind the surface.

For remediation, the affected drywall and insulation usually need to be removed, the area treated with antimicrobial solutions, and the moisture source repaired before rebuilding. This level of investigation and containment requires professional help to prevent spores from spreading to other areas of the house during the process.
