Black dust from AC, should I call landlord first?« Back to Previous Page

The AC in my apartment seems to be spreading a weird black dust on the walls behind my bedroom furniture, and it’s gotten worse since the humidity spiked last week. I just pulled the wardrobe away from the wall and found a huge patch of fuzzy black stuff. We've lived here for 2 years and just noticed this now. What’s the fastest way to deal with this properly and should I get my landlord’s AC maintenance team involved first?

That black dust and fuzzy patch are classic signs of a mould colony being distributed by your AC unit, a common issue here due to our high humidity and constant AC use. The recent spike in humidity created ideal conditions for rapid growth inside the ductwork or on the cooling coils, which then gets blown out into your room.

You should absolutely inform your landlord or property management company first. Under Dubai rental regulations, the landlord is typically responsible for the maintenance of central AC systems and the structure of the building. Document the issue with clear photos and a written request. Their maintenance team can inspect the AC unit itself for leaks or contamination. However, be aware that many general AC maintenance teams are not equipped for proper mould remediation; they may clean superficial dust but miss the root cause.

For a situation this advanced, with visible growth on the wall, a professional indoor health inspection is strongly recommended. They can identify the specific mould type (not all black mould is the notorious Stachybotrys) and its source—whether it’s solely from the AC or if there’s a hidden condensation or leak issue in the wall cavity. Proper remediation involves containing the area, HEPA vacuuming the ducts, and treating the source of moisture, not just wiping the wall. A company with its own microbiology lab can provide the documentation you need to ensure the problem is resolved to a verifiable standard, which is crucial for your health and for discussions with your landlord.
