Black mold in bedroom from AC leak: DIY or call pro?« Back to Previous Page

Our bedroom AC unit in our Jumeirah apartment has been leaking a bit for the last couple of weeks, and I just pulled back the corner of the carpet and found a patch of black, fuzzy mold on the wall and the underside of the carpet. We've been waking up with stuffy noses and I'm really worried, especially for my toddler. What's the most effective and safe way to clean this myself, or should I call a professional company straight away?

For a leak that's been ongoing for weeks with visible mold on drywall and carpet backing, and with health symptoms present, calling a certified professional is strongly advised. This is a Category 2 water damage scenario, which the IICRC S520 standard classifies as requiring professional assessment. In Dubai's high humidity, the moisture has likely wicked up the wall cavity, creating a larger hidden problem behind what you see.

DIY cleaning with vinegar or bleach is only for small, surface-level mold on non-porous materials. It is ineffective and potentially hazardous on porous materials like drywall and carpet backing, which likely need to be safely removed and disposed of. Disturbing it without proper containment and HEPA filtration can aerosolize spores throughout your apartment.

Your toddler's stuffy nose is a significant indicator that the mold is already affecting indoor air quality. A professional inspection will identify the full extent of the contamination, the mold species present, and the source of the AC leak. Reputable providers use moisture meters and thermal imaging to find hidden dampness and will provide a protocol with before-and-after testing to verify the environment is safe. Resolving the root cause—the AC leak—is essential to prevent immediate recurrence in our climate.
