How to permanently fix bathroom mold in Dubai apartment?« Back to Previous Page

We've lived in our Jumeirah apartment for 2 years and just noticed a bunch of black spots growing along the ceiling edge in the bathroom. It's right above the shower and seems to be spreading. I've been wiping it down with bleach spray but it just comes back within a couple of weeks. Is there a specific type of professional in Dubai I should call for a permanent fix, or is there a stronger anti-mold product available here that actually works?

The black spots are likely Cladosporium or Aspergillus, common in Dubai due to our high humidity and condensation from showers. Bleach only bleaches the surface and doesn't kill the root structure; it also adds moisture, making the problem worse.

The permanent fix requires addressing the moisture source. In a bathroom, this is usually poor ventilation. Run your exhaust fan for at least 30-60 minutes after every shower. If you don't have one, this is the core issue. Wipe down wet walls and ceilings immediately after use to remove condensation.

For cleaning, use a dedicated mold remover solution containing quaternary ammonium compounds ("quats") or hydrogen peroxide, available at hardware stores. These are more effective than bleach as they are biocides. Scrub the area, but be cautious as aggressive scrubbing can release spores.

The recurring growth along the ceiling edge suggests a more persistent problem. This could be due to a leak from the apartment above, condensation inside the AC ductwork above the ceiling, or insufficient insulation causing a cold spot where condensation forms. A professional inspection is warranted to identify this hidden moisture source. Look for a certified indoor environmental professional or a mold assessment company that uses thermal imaging to detect hidden dampness and provides a lab analysis to identify the mold type.

For a landlord or building management request, you can reference Dubai Municipality's public health regulations, which hold property owners responsible for maintaining premises free from damp and mold that can affect occupant health. A report from an independent lab can provide the evidence needed for them to take action.
