We've lived in our villa in Springs for 2 years and just noticed a big patch of black mold in the corner of our master bedroom closet, right on the wall. I think it might be from a small leak in the AC unit that's in the attic space above it, which has probably been dripping slowly for ages. What's the best way to handle this properly and who should I call first, a mold remediation company or an AC technician?

The technician will fix the leak at its source and assess the AC unit for internal mold growth. Only after the moisture issue is permanently resolved should you engage a mold remediation company. They will safely remove the affected building materials, treat the area to prevent regrowth, and verify with moisture meters that the structure is dry. Addressing the leak first prevents the mold from returning immediately after cleanup, which is a common and costly mistake. The high humidity here means any residual moisture will quickly lead to a recurrence. |
