Who fixes black mold in my Dubai rental?« Back to Previous Page

We've lived here for 2 years and just noticed black mold creeping along the edges of the bedroom wall behind the wardrobe. It's gotten worse since the humidity spiked a few weeks ago. I'm worried about our health and whether this is something I should fix myself or if I need to get my landlord involved. What are my rights and responsibilities as a tenant in Dubai for dealing with something like this?

The landlord is responsible for fixing structural mold issues in Dubai rentals, as per RERA regulations. This includes mold caused by leaking pipes, faulty waterproofing, or building envelope defects that allow moisture intrusion. Your first step is to formally notify your landlord or property management company in writing, with clear photos of the affected area. They are obligated to address the root cause of the moisture problem.

However, the responsibility can shift if the mold is determined to be a result of tenant behavior, such as chronic failure to use the AC for humidity control, blocking ventilation, or not reporting a minor leak promptly. In Dubai's climate, where high humidity and constant AC use can lead to condensation, the source isn't always immediately clear.

Given the mold is behind a wardrobe—a classic spot for condensation buildup due to poor air circulation—a professional inspection is often needed to determine the exact cause. This assessment provides the evidence required to clarify responsibility. For your health, avoid disturbing the mold yourself, as this can release spores. Focus on improving air circulation in the room and maintaining a consistent AC temperature to reduce humidity while you await the landlord's response. If they are unresponsive, you can escalate the matter to the Dubai Land Department's Rental Dispute Center (RDC).
